Heating system and radiator flushing in Tbilisi
Over the years rust, sand and scale build up in the heating water. They settle at the bottom of the radiators and in the boiler heat exchanger, so the system heats worse, the boiler gets noisy and burns more gas. Flushing removes these deposits.

Signs that flushing is needed
- the top of a radiator is hot and the bottom cold, even after bleeding;
- rooms far from the boiler heat poorly, nearby ones well;
- the boiler is noisy, "kettles" or switches on and off often;
- gas use has gone up without the flat getting warmer;
- water drained from a radiator is black or rusty;
- the system is over 5 years old and has never been flushed.
Types of flushing
Water flushing means taking radiators off one by one or running a strong flow through the system, which clears sand and loose sludge.
Chemical flushing uses a machine to pump a solution through the system that dissolves hard scale, especially in the boiler heat exchanger. The technician chooses the solution to suit the system materials, as aluminium radiators and old pipes need a careful approach.
How the work goes
The technician checks which radiators heat poorly, drains the system and flushes it by the chosen method, cleaning the boiler heat exchanger and filter separately if needed.
The system is then filled with clean water, bled and brought back to pressure, and the technician checks that every radiator heats evenly.
The price depends on the number of radiators, the age of the system and the method. Technicians often charge per radiator or per boiler; the technician gives the exact price after an inspection.

Frequently asked questions
How often should the system be flushed?
It depends on the water quality and the age of the system. A common advice is every few years or when signs of poor heating appear; yearly boiler servicing is a separate matter.
Is it better to flush before the season?
Yes, before autumn or at the very start of the season, so you are not left without heat in the cold and technicians are less busy.
Can flushing damage an old system?
In very old, rusty pipes the sludge sometimes plugs a pinhole, and a leak may appear after flushing. The technician assesses the system first and warns you about the risk in advance.
