Leaking to the neighbours below — what to do, Tbilisi

When the neighbour below gets a wet patch on the ceiling, the water may come from your flat, or from above through your wall. The key is to stop the water quickly and find the source before the damage grows.

We usually reply within 3–5 minutes during response hours.

Tell us what you need done and your district. A photo is optional.

You agree on the price and timing with the professional.

The first 10 minutes

  • close the main valve of the flat;
  • switch off the washing machine and dishwasher;
  • check the visible spots: under sinks and the bath, around the toilet, behind the washing machine, at the water heater and the meter;
  • take photos both in your flat and of the neighbour's ceiling — they will be useful later.

Is it your flat or above

The water meter helps: close all taps and appliances, open the main valve and watch whether the meter turns. If it does, water is escaping somewhere in your pipes. If water keeps coming through to the neighbours even with the main valve closed, the source may be the shared riser or the flat above, so ask the neighbours upstairs.

Sometimes water leaks only during use, for example through the bath seal while showering or from a drain pipe. So tell the plumber when the patch appears.

How the plumber works

The plumber checks the water and drain lines, joints and seals, using a pressure test if needed. Once the leak is found, the part or pipe section is replaced; if the pipe is inside a wall, the surface has to be partly opened.

Frequently asked questions

Who pays for the damage?

That is a matter for you and your neighbour to agree, or for insurance if you have it. Photos and the plumber's finding of where the leak was will help in that conversation.

How long will the neighbour's ceiling take to dry?

Usually from a few days to a few weeks depending on ventilation. It is best to repaint only once it is fully dry.
